Rates & Policies

RENTAL RULES

Our condo is #26290 in Beaver Run Resort, and is located at 611 Village Road, Breckenridge, CO 80424. 

1.    CHECK-IN TIME is after 4 PM and CHECK OUT is by 10 AM.  

2.   NO SMOKING and NO PETS please.

3.   DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200 is required.  We will send you an invoice for this amount via Paypal, and must receive payment to reserve your dates. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within seven (7) days of departure, provided that no damage is done to the unit or its contents, beyond normal wear and tear.  

4.   PAYMENT – Rent payments will be made via check, made out to “Kelli Phifer” and mailed to:

An advance payment equal to 50% of the rental rate is required ninety (90) days before arrival.  The remaining 50% of the rent is due twenty-one (21) days before arrival.  We will send you a reminder email about 10 days before these payments are due.

5.   CANCELLATIONS – Damage/reservation deposits will be refunded, less a $20 fee, for cancellations made more than ninety (90) days prior to the arrival date.  Cancellations made within ninety (90) days of the arrival date forfeit the full advance payment and damage/reservation deposit.  Cancellations made within twenty-one (21) days of the arrival date forfeit the full payment and damage/reservation deposit.  Unused accommodations caused by late arrival or early departure are not refundable.  We do not refund for weather related issues, such as closed roads or canceled flights. 

6.   INCLUSIVE FEES – Posted rates include a one-time linen-towel setup.  Full access to all Beaver Run amenities are included in the rental rate.   Posted rates do not include $100 cleaning fee and 10.68% tax. 

7.   DAILY or MID-STAY CLEANING SERVICE AVAILABLE FOR ADDITIONAL FEE – While linens and bath and kitchen towels are included in the condo, daily or interim maid service is not included in the rental rate.  However, this service is available upon advance request.  

8.   FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of all payments, and the party will not be permitted to check in.

9.  PARKING  – Parking passes for the Beaver Run parking garage are available for two (2) vehicles.  Any illegally parked cars are subject to towing at the discretion of Beaver Run Resort.  Any applicable fines/towing fees are the sole responsibility of the renter. 

10.   WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

11.  All guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 

Receipt of your initial deposit will indicate you have read and agree to all terms and conditions of this agreement.
